Utilities and Taxes

Property Taxes
Currently, the residential tax rate is 1.66 percent plus a fire area tax rate of 0.10 percent and the commercial tax rate is 3.16 percent plus a fire area tax rate of 0.10 percent of the assessed value of the property. Sewage is included in property taxes. Property Valuation Services Corporation (PVSC) are responsible for property assessment values. Please contact PVSC for all queries regarding property assessments. If you need to make a change to your property tax information, PVSC must first be contacted. PVSC will notify Town Hall of the update.
Tax bills are issued bi-yearly; April 30th and October 30th. Bills must be paid within 30 days. Interest on unpaid monies will be applied after thirty days.

Water Utilities
All properties are charged a flat fee water charge plus a usage fee. Vacant properties with water turned off are still charged the flat fee for service. Bills are issued quarterly; March 30th, June 30th, September 30th, and December 30th. You may find the billing amount might vary with different bills. This can be due to a variety of reasons. Most billings are estimates, which are based on the previous eight bills. Actual bills (when Public Works reads the water meter) will give an accurate billing for the property, this may result in a higher bill than an estimate bill. The time of year can affect the billing as can a leak or running toilet.

Bill payments can be made by cash, cheque, or Electronic Funds Transfer (EFT – online banking).
Water Rate Changes – effective July 1, 2026
Please note that as of July 1, 2026, the water rates will be changed and will be reflected on the September 30, 2026 billing.

Consumption rates have increased from $.90 per cubic meter ($.00409 per gallon) to $1.66 per cubic meter ($.00755 per gallon).
The minimum bill shall be the base charge. Users will continue to be charged the base fee whether their water is shut on or off.
Water On/Off charges: From $20.00 to $50.00
Sprinkler System: from $320.00 to $350.00 per annum
Subdivision Rates: 1 ½” meter from $459.81 to $441.58 plus consumption rate
